When I popped by the house at 4 this afternoon, Option 2 was well underway:

When I went back an hour later to meet up with the floor sander, it was all but finished. Truly, the man is a marvel.

Incidentally, the floor sander was incredibly professional and confidence-inspiring. Her company has done one room for me before, so I know they do good work, but that was subcontracted, so I’d not had much to do with them. Her quote is very reasonable, and they’ll take less than a week to do two sandings and three coats of finish.
